What services does Sundes offer?
Sundes works in two main areas:
- Vacation rentals: marketing and management of houses and apartments for stays.
- Property sales: residential sales brokerage in the eastern zone of Santiago, and coming soon to Zapallar and the Southern Lakes of Chile.
Does Sundes own the properties?
No. In both business lines, Sundes acts as an intermediary: it connects owners with tenants or buyers and manages the marketing, coordination, and customer service process.

PART II - VACATION RENTALS
1. Basic questions
In which destinations does Sundes operate for vacation rentals?
Mainly in Chile and Europe.
What type of properties does Sundes offer for rent?
High-standard houses and apartments, ideal for families and large groups, featuring good locations and full equipment.
2. Pricing, payments, and conditions
How much does it cost to rent a property through Sundes?
Prices vary depending on the property, season, and length of stay. Generally, these rentals have values above the market average.
What does the rental price include?
It includes the exclusive use of the property and its facilities. Additional services (cleaning, chef, transport, etc.) may have an extra cost depending on the house.
How is a reservation paid?
Payment is typically made via online payment. Alternatively, it can be paid by wire transfer or other methods indicated by Sundes, depending on the case.
Is the total amount paid in advance?
Normally, a 50% payment is requested to confirm the reservation, and the remaining balance is requested 91 days before check-in. The exact conditions depend on each property.
Is a security deposit required?
Yes, all our properties require a security deposit, which is refunded 14 days after check-out if there are no damages or utility consumption deductions. This is clearly communicated before confirming the reservation.
3. Booking process
How do I make a reservation?
You must request a quote on the website or contact the Sundes team. An executive will help you confirm availability, conditions, and payment.
Can I book directly online?
The process is assisted: Sundes validates availability and conditions before confirming any reservation.
How long does confirmation take?
Generally between 24 and 48 hours, depending on the owner and the season.
Can I visit the property before renting?
No, as these are vacation properties occupied by other tenants or owners.
4. Cancellations and changes
What is the cancellation policy?
Each property has its own cancellation policy, which is disclosed before the booking is confirmed.
Can I change dates after booking?
It depends on availability and the property's policy. It is not always possible.
What happens if the owner cancels?
Sundes will look for an equivalent alternative or manage the refund as appropriate.
5. Check-in, stay, and house rules
How do check-in and check-out work?
The process is coordinated prior to arrival. It can be done in person or through digital instructions.
What time is check-in and check-out?
Times vary depending on the property, but they are usually similar to hotel standards, with check-in at 3:00 PM and check-out at 12:00 PM.
Are events or parties allowed?
Only in properties that explicitly indicate it and with prior approval from the owner. You must always ask beforehand; otherwise, Sundes may apply fines.
Is there staff at the property?
It depends on each property. Some may include additional services upon request and for an extra cost.
6. Safety, trust, and support
Are the properties verified?
Yes. Sundes works with properties that are selected and reviewed before being published.
What happens if I have a problem during my stay?
The Sundes team is available to assist and coordinate solutions with the property owner.
Does Sundes offer customer service during the stay?
Yes, assistance is available to resolve issues during your stay.
7. For owners (vacation rentals)
How do I list my property on Sundes?

How much does Sundes charge to manage the rental?
Sundes charges a 3% commission to the owner and a 17% commission to the guest. You can learn more about our conditions by speaking directly with our team.
Does Sundes manage the property?
No. Sundes is a booking portal and its focus is the online marketing of properties, not local property management. However, in certain destinations, we offer cleaning, check-in, and check-out services. Please consult with our team.
Yes, the calendar adjusts according to the availability defined by the owner.
8. Other questions
Why don't I see the exact price immediately?
Because many properties have dynamic pricing based on dates, duration, and local taxes. To check prices, you must select the dates you are interested in.
PART III - PROPERTY SALES (BROKERAGE)
1. Basic questions
Does Sundes also sell properties?
Yes. In addition to vacation rentals, Sundes operates a brokerage line for the purchase and sale of residential properties.
In which communes does Sundes operate for sales?
The focus of the sales line is on the eastern zone of Santiago: Vitacura, Las Condes, and Lo Barnechea.
Does Sundes own the properties it sells?
No. Sundes acts as a brokerage firm: it represents owners in the sale and accompanies buyers in their search, without being a property owner of the real estate.
What does Sundes offer as a real estate broker?
Professional representation throughout the entire process: market value estimation, property production and marketing, coordination of visits, negotiation, and guidance until the signing of the deed.
2. For those who are selling (owners)
How can I sell my property with Sundes?

Does Sundes appraise my property?
We perform a comparative market analysis based on similar properties in the area. This does not correspond to a formal bank appraisal, but rather a professional estimate of the sale value.
Do I need to sign a contract to sell with Sundes?
Yes. The marketing is formalized through a sale mandate, which defines the conditions of the assignment, its duration, and the agreed commission.
Is the mandate exclusive?
Not necessarily. Sundes works with both exclusive and non-exclusive mandates. The team will explain the conditions of each option so you can choose the one that best suits your case.
How much does Sundes charge to sell my property?
Sundes charges 2% + VAT to the owner and 2% + VAT to the buyer. This is agreed upon at the time of signing the sale mandate and is paid once the transaction is finalized. To find out the current terms, please check directly with our team.
When is the commission paid?
The commission is paid once the sale is finalized, at the time of signing the deed or as agreed in the mandate.
Who is responsible for the photographs and marketing of the property?
Professional photographic production and marketing on real estate portals and social media are part of Sundes' marketing service.
How long does it take to sell a property?
It depends on the property, the price, and market conditions. The eastern zone has shown a slower sales pace than in previous years, making a realistic pricing strategy key. The team will provide you with an estimate based on your case.

3. For those who are buying
Can I visit the properties for sale?
Yes. Unlike vacation rentals, visits to properties for sale are coordinated directly with the Sundes team.
How do I make an offer on a property?
The Sundes team accompanies you in presenting the offer to the owner and negotiating the conditions.
Does Sundes help with the mortgage loan?
Sundes guides you through the steps of the buying process. The evaluation and approval of the mortgage loan are managed directly with the banks or a financial advisor.
4. Process, costs, and legal aspects
What are the steps involved in a property sale?
Generally speaking: visit and negotiation, signing a promise of sale agreement, title deed review, and finally, signing the purchase deed before a notary and its registration with the Real Estate Custodian (Conservador de Bienes Raíces).
What is a title deed review?
It is the legal review of the property's background history to confirm that it can be transferred without any issues. This is performed by a lawyer.
What additional expenses exist in a sale?
In addition to the price, a transaction considers notary expenses, registration with the Real Estate Custodian, and legal fees. The Sundes team will guide you regarding these costs.
